Acquisitions require that the due diligence on environmental issues be conducted in a thorough manner. Since 1988, Huff & Huff, Inc. (H&H) has conducted environmental site assessments on over $900 million of industrial and commercial property transactions. Site assessments follow ASTM protocols and All Appropriate Inquiry (AAI). Freedom of Information Act (FOIA) requests are routinely made regarding compliance status. Site assessments cover many of the same topics as audits, but with a stronger emphasis on the historical use of the property. Records searches from government agencies, such as local building, planning, and fire protection departments, and state and federal environmental agencies, historical societies, aerial photographs, Sanborn Fire Insurance maps, and property records are needed to characterize potential environmental concerns.

H&H has prepared reports for a variety of sites, from vacant lots and farmland to industrial complexes. In New Jersey and Connecticut, where such investigations are mandatory, H&H prepared and implemented an extensive ECRA plan for a 20-acre New Jersey industrial facility and assisted in two Connecticut property transactions.

Geological records, well logs, underground storage tank and disposal registries are also assembled. An historical survey of a property can indicate potential hazards associated with a site, and surrounding sites, which may not appear in records typically examined by buyers and sellers. In addition, the historical survey reviews material from a longer time span than the current operator or owner can typically supply.
